Walk a commercial roof a few days after rain and you will often find standing water. Building owners frequently assume this is just what flat roofs do. It is not.
The working standard in the industry is 48 hours. Water remaining on a roof longer than that, in conditions where it should have drained or evaporated, is defined as ponding water, and it is treated as a defect rather than a characteristic.
Flat Roofs Are Not Flat
The first thing to correct is the name. A properly built low-slope roof is designed with pitch — typically a minimum slope toward drains, achieved either by the structure itself or by tapered insulation built up on the deck.
The roof is designed to move water to a defined point and get it off the building. When water sits instead, something in that system is not doing its job.
What Ponding Actually Does
Structural Load
Water weighs roughly 5.2 pounds per square foot per inch of depth. A pond an inch deep across a twenty-by-twenty-foot area is over two thousand pounds sitting on the deck.
That load causes deflection — the deck sags slightly under the weight. The sag creates a deeper low spot, which holds more water, which increases the load, which deepens the sag. This is a genuine feedback loop, and in severe cases it progresses toward structural failure.
Accelerated Membrane Degradation
Every membrane type degrades faster under constant water. Seams that perform fine under intermittent wetting fail under permanent submersion. Adhesives break down, and any small breach that would be inconsequential on a draining roof becomes a continuous entry point under a standing pond.
Ultraviolet and Thermal Effects
Standing water magnifies sunlight onto the membrane below, and the wet-dry cycling at the pond’s edge is hard on the material. On a reflective membrane, the pond also collects dirt and organic debris, which darkens the surface and defeats the reflectivity you paid for.
Biological Growth
Standing water in an East Texas summer grows algae and vegetation. Plant roots are remarkably effective at finding and enlarging small membrane openings, and a pond that has gone green has been there long enough to matter.
Mosquitoes
Worth mentioning because it becomes a tenant complaint and, in some jurisdictions, a code issue. Standing water is breeding habitat.
Why Roofs Pond
- Clogged drains — the most common cause and the easiest to fix. Leaves, debris, and displaced ballast block the drain or strainer.
- Insufficient original slope, either from design or from tapered insulation that was never installed to the intended plan.
- Deck deflection between structural members, which develops over time under load.
- Settlement or structural movement that has changed the roof’s plane.
- Added rooftop equipment that obstructs the drainage path — new HVAC units, conduit, and equipment curbs frequently create dams.
- Compressed or saturated insulation, which loses thickness and creates a depression.
- Drains that were installed at the wrong elevation and sit above the low point.
How It Gets Corrected
The fix follows the cause, which is why diagnosis comes first.
Clear the Drains
Start here, because it costs almost nothing and resolves a large share of cases. Drains and scuppers should be cleared on a schedule, particularly after storms and in autumn. This is basic and consistently neglected.
Add Drainage
If the roof drains adequately in most areas but ponds in one, adding a drain or scupper at the low point may be the practical answer without reworking the whole roof.
Tapered Insulation
Where slope is genuinely insufficient, tapered insulation board built up in the ponding area re-establishes pitch toward the drain. This is a real repair rather than a patch, and it can often be done in the affected area rather than across the entire roof.
Address the Structure
If deflection is the cause, the roof is a symptom. Structural evaluation comes before roofing work, because rebuilding the roof over a deflecting deck reproduces the problem.
What Not to Do
Do not simply add material over the pond. Building the membrane up in a low spot without correcting drainage traps the problem under a new layer and adds weight to a deck already carrying too much. And do not drill through the deck to drain water — a hole in a roof is not a drain, and it becomes an uncontrolled path into the building.
Catching It Early
Ponding is progressive, which means routine inspection catches it while the fix is still small. Walk the roof after rain rather than on a dry day — on a dry roof, a pond leaves only a faint dirt ring that is easy to miss. If you see those rings, you have ponding even if you have never seen the water.
