Metal roofing gets discussed as one product. It is really two very different systems, and the difference comes down to a detail most people never think about: whether you can see the screws.
That detail drives lifespan, maintenance, and cost. Here is how the two compare for an East Texas roof.
Exposed Fastener Panels
Also called through-fastened, R-panel, or ag panel. Corrugated or ribbed metal sheets are screwed directly through the panel face into the structure below, with a rubber washer under each screw head sealing the penetration.
This is the metal roof most people picture on barns, shops, and a great many East Texas homes. It is straightforward, widely available, and the least expensive metal option.
The Weak Point Is the Washer
Every fastener is a hole through the roof, and the only thing sealing it is a rubber washer. Those washers are the system’s service life. They degrade under ultraviolet exposure and they get worked by thermal movement — and a metal roof moves a great deal, expanding and contracting substantially between a hot afternoon and a cool night.
Over years, that movement can back screws out slightly, elongate the holes, and compress or crack the washers. On a large roof there may be thousands of fasteners, and each is a potential leak. Expect to re-screw an exposed fastener roof periodically — it is normal maintenance for the system, not a defect, but it needs to be budgeted rather than discovered.
Standing Seam Metal Roofing
Panels run vertically from ridge to eave and lock together at raised seams. The fasteners are concealed clips underneath the seam, attached to the decking. Nothing penetrates the weather surface in the field of the roof.
The clips also allow the panels to move. Because metal expands and contracts so much, a good standing seam system is designed to float — the panel slides slightly against the clip rather than fighting the fastener. That is why it handles thermal cycling without working itself loose the way a through-fastened panel can.
The Trade-Off Is Cost
Standing seam costs meaningfully more than exposed fastener — more material, more labor, and often on-site roll forming. It also demands more skill to install. Penetrations, valleys, and terminations require correct detailing, and a poorly installed standing seam roof loses much of its advantage.
Comparing the Two
- Lifespan: standing seam generally outlasts exposed fastener, largely because there are no washers to fail.
- Maintenance: exposed fastener needs periodic fastener inspection and re-screwing; standing seam needs far less routine attention.
- Appearance: standing seam reads as a finished architectural product; exposed fastener reads as utilitarian.
- Cost: exposed fastener is substantially less expensive up front.
- Repair: exposed fastener panels are easier and cheaper to replace individually; standing seam repair is more specialized.
- Installation skill: standing seam is far less forgiving of a sloppy installer.
Where Each One Fits
Exposed fastener is a sound choice on shops, barns, outbuildings, covered porches, and homes where budget is the binding constraint and the owner is willing to maintain fasteners. It is not a lesser product used correctly — it is a different maintenance model.
Standing seam makes sense on a primary residence where you want to install it and largely forget it, on low-slope sections where water moves slowly and every penetration is a risk, on complex rooflines, and anywhere the roof is a visible part of the house.
Details That Matter More Than the Panel Type
Substrate and Coating
The panel’s metal and its coating determine how it weathers. Galvalume and galvanized steel are common, with aluminum used where corrosion resistance matters most. The paint system matters as much as the metal — better coatings hold color and resist chalking far longer under Texas sun, and this is a real differentiator between a panel that looks good in fifteen years and one that has faded unevenly.
Underlayment
Metal roofs still need underlayment, and standard felt is a poor choice underneath metal because of the heat. A high-temperature synthetic underlayment is the right specification, and it is worth confirming on the quote.
Panel Gauge
Thinner panels cost less and dent more easily, including from hail. Gauge is worth asking about specifically, since it is a common place to economize invisibly.
Never Over Old Shingles Without Thought
Metal over an existing shingle roof is sometimes proposed as a cost saving. It adds weight, hides the decking condition, and can trap moisture between layers. If it is on the table, get a clear explanation of how the assembly handles ventilation and what happens to the decking underneath.
Metal in East Texas Specifically
The climate argues for metal in several ways. It sheds water fast, which matters in heavy rain. It reflects solar heat effectively, particularly in lighter colors with reflective coatings, reducing the cooling load compared with dark asphalt. It does not lose granules, and it does not grow the algae streaking common on shingles in humid conditions.
Hail is the honest counterpoint. Metal does not typically fail structurally from hail the way shingles bruise, but it can dent, and dents are cosmetic damage that does not affect performance.
