TPO vs. EPDM vs. PVC: Choosing a Flat Roof System

If you own or manage a commercial building in East Texas with a flat or low-slope roof, you are almost certainly looking at a single-ply membrane, and almost certainly at one of three: TPO, EPDM, or PVC.

They are not interchangeable. Each has a genuine strength and a genuine weakness, and the right choice depends on what happens on and under your roof.

TPO: The Reflective Workhorse

TPO roofing — thermoplastic polyolefin — is a single-ply membrane usually produced in white, and white is the point. In a climate where summer roof surface temperatures run brutally high, a reflective membrane rejects a large share of solar heat rather than absorbing it, which reduces the cooling load on the building and the thermal stress on the roof assembly.

TPO seams are heat-welded, fusing the sheets into a continuous membrane. A properly welded seam is generally as strong as the field of the sheet, which is a meaningful advantage over adhesive seams that degrade over time.

Where TPO Struggles

TPO formulations have varied considerably between manufacturers and across product generations, and quality has not been uniform. That makes the specific manufacturer and product line matter more than the category label. It also has less chemical resistance than PVC, so it is a poor fit under restaurant kitchen exhaust or where oils and greases reach the surface.

EPDM: The Durable Veteran

Ethylene propylene diene monomer is a synthetic rubber membrane with the longest track record of the three. Traditionally black, it is also available in white at higher cost.

Its strengths are flexibility and longevity. EPDM stays pliable across a wide temperature range and handles building movement and thermal cycling without cracking. It weathers ultraviolet exposure well, and it is forgiving to repair — patching EPDM is straightforward, which matters over a twenty-year ownership horizon.

Where EPDM Struggles

Black membrane absorbs heat rather than reflecting it, which works against you in an East Texas August. Seams are traditionally adhesive-based rather than welded, and seams are where single-ply roofs most often fail, though modern seam tapes have improved substantially. EPDM also has poor resistance to petroleum products and grease.

PVC: The Chemical-Resistant Option

Polyvinyl chloride membrane is heat-welded like TPO and reflective like TPO, with one distinguishing property: strong resistance to oils, greases, fats, and many chemicals.

That makes it the default answer for restaurants, food processing, and any facility where kitchen exhaust or industrial discharge lands on the roof. Grease will degrade TPO and EPDM over time. PVC shrugs it off. PVC also tends to have excellent seam strength and good fire performance.

Where PVC Struggles

It is generally the most expensive of the three. PVC also contains plasticizers that migrate out of the membrane slowly over its life, and as they do the sheet becomes less flexible — older PVC can grow brittle, particularly on a roof with heavy traffic. It is also incompatible with asphalt-based materials, so it cannot go directly over an existing asphalt system without a separator.

Choosing by What Your Building Actually Does

Skip the category comparison and start with the building.

  • Restaurant, commercial kitchen, or food processing with grease exhaust: PVC, effectively without debate.
  • Warehouse, retail, office, or church with a clean roof and high cooling costs: TPO for the reflectivity.
  • Building with significant structural movement, or an owner who values proven long-term durability and easy repair: EPDM.
  • Roof with heavy foot traffic for equipment servicing: specify walkway pads regardless of membrane, and factor traffic into the choice.
  • Roof with substantial rooftop mechanical equipment: penetration count and flashing detail matter more than membrane type.

What Matters More Than Membrane Type

Here is the part that gets lost in product comparisons. Single-ply roofs rarely fail in the middle of a sheet. They fail at seams, at penetrations, at terminations where the membrane meets a wall or curb, and at drains.

Which means detail work and installer skill outweigh the membrane decision. A well-detailed EPDM roof will outperform a poorly detailed PVC roof every time, at a fraction of the cost. When you evaluate proposals, weigh how the contractor describes flashing details, penetration boots, and termination bars at least as heavily as the membrane brand.

Drainage Is Not Optional

A flat roof is never truly flat — it is designed with slope toward drains. If water is standing on your roof more than a couple of days after rain, that is a problem independent of membrane type, and it will shorten the life of any of the three. Restoration Instead of Replacement

If your existing membrane is aged but structurally sound with dry insulation underneath, a coating system may extend its service life for meaningfully less than a full tear-off. It is not right for every roof — wet insulation or widespread seam failure rules it out — but it is worth evaluating before assuming replacement. Get a Commercial Roof Assessment

The membrane decision should come after someone has been on your roof, checked the existing assembly, probed for wet insulation, and looked at how water actually moves across it. Specifying from a catalog gets this wrong.
